Floorplans are the visual road map to a finished design project. The purpose of any plan is to effectively communicate a design concept. Whether we are communicating with the city / HOA for plan approval, to a builder during construction, to a client for endorsement or to a potential buyer to cast vision, the objective of clear communication is always the goal. For this reason, it is critical to hire a designer who can read and generate professional floorplans.
Every project is unique and requires a tailored set of plans. Below you will find an abbreviated list of plan terminology that will be helpful during the design process.
Construction Documents
These plans include architectural drawings, sections, details, lighting plans, reflected ceiling plans, electrical or plumbing plans, framing plans, etc.; all with detailed notes and dimensions for the purpose of communicating critical elements of the project to other professionals in the trade.
Presentation Plans
For those who are not trained in architectural standards, presentation plans are more effective in communicating concepts. These plans are clean, compelling, less intimidating, and simple to understand, making it easy for clients and buyers to participate in the design process. Presentation plans incorporate color, actual product samples and textures that will allow clients to visualize the end result.

Like floorplans, elevations are also used to communicate design concepts. They visually illustrate what a wall will look like when staring at it straight on. Elevations can be deceptive to the untrained eye because everything appears as a single, flat plane, with no indication of depth. For instance, a sloped roof may look like a flat vertical rectangle or two walls which are offset 5' will appear to be in the same plane. To the trained eye however, elevations are very informative and are often the first step toward a more realistic 3D drawing.
Design professionals use elevations because they are quick to generate, are great for communicating dimensions and are helpful in determining the accurate scale & proportion of elements within a design. When coupled with 3D sketches or perspective drawings, elevations are excellent design tools that allow clients to see their completed project long before construction begins.
